Retirement Migration Wave: How Istanbul and Ankara's Investment Opportunities Are Being Impacted?

According to TÜİK's 2025 internal migration data, 11,885 people migrated due to retirement. Istanbul topped the list with 1,103 migrants, followed by Balıkesir with 921 and Ankara with 828. Istanbul was also the top city for out-migration due to retirement, with 3,344 people relocating. Ankara saw 1,080 and Izmir 694 migrants. Ardahan had the lowest out-migration at 10. Additionally, 60,222 people migrated due to purchasing a home. Istanbul received 8,189, Ankara 6,779, and Kocaeli, despite its smaller population, surpassed Izmir with 2,548 migrants. Istanbul also led in out-migration due to home purchases, with 15,135 people relocating. Ankara saw 3,172 and Izmir 2,746 migrants.
The retirement migration trend is impacting investment opportunities in Istanbul and Ankara. This wave could also influence credit card demand and savings behavior. Personal wealth management strategies should consider this migration trend to offer more flexible solutions.
