Experts recommend refinancing if rates drop by at least 0.75 percentage points, though Bradley notes that extending the loan term resets the amortization clock. 'I don't want to be paying a home loan in my 70s,' he says, aiming for a rate below 5% or sufficient principal payments to keep the new payment close to the current one. A shorter-term loan helps own the home faster and reduces total interest paid.

U.S. refinancing rates have fallen from 12.5% to 5.5% over the past two years, presenting homeowners with opportunities to lower their debt while boosting demand in the banking sector.
