The Federal Reserve’s latest Senior Loan Officer Opinion Survey reveals a stark divergence in the credit transmission mechanisms at the heart of the global financial system. While large and mid-sized enterprises showed a renewed appetite for commercial financing in the second quarter, households remained highly cautious, steering clear of mortgages and consumer loans amidst elevated borrowing costs.
Corporate Credit Appetite Rebounds on Steady Standards
The survey, compiled from responses of 56 domestic banks and 18 foreign bank branches in the US, indicates that lending standards for commercial and industrial (C&I) loans remained broadly unchanged. However, the demand side tells a more dynamic story.
Consumer Tightening and the Chill in Residential Mortgages
In contrast to the corporate sector’s resilience, the retail consumer segment continues to face headwinds as the prolonged high-interest-rate environment weighs heavily on household balance sheets.
From a real estate development and valuation perspective, the Fed’s latest data confirms that high interest rates are maintaining their heavy toll on household affordability. While large corporate players are finding some breathing room as commercial real estate lending standards ease, the retreat of the individual homebuyer signals prolonged volume contraction in global housing markets. Given that developing markets like Turkey are experiencing a similar funding squeeze and deferred demand, a synchronized global rate-cutting cycle is becoming an absolute prerequisite to revive residential real estate momentum.
